Edwards is where the valley's year-round life concentrates: the Riverwalk's restaurants and shops along the Eagle River, the valley's schools and its largest college campus, and a spread of neighborhoods that ranges from riverfront townhomes to gated golf communities and genuine ranch acreage in the surrounding hills.

Architecture & housing

The broadest housing spectrum in the valley — condominiums and townhomes near the Riverwalk, family neighborhoods like Homestead and Singletree, and estate and land offerings in the hillsides above, where parcels can run to dozens of acres.

Mountain access

No lifts in Edwards itself — Arrowhead's Arrow Bahn is the closest turn of a chairlift, with Beaver Creek and Vail both an easy drive. Many owners trade lift proximity for sun, space, and schools.

Ownership considerations

Ownership is generally straightforward fee-simple; individual communities (and Arrowhead within Edwards) carry their own associations and, in some cases, metro-district mill levies worth understanding at current rates.
